Full-Time Senior Asset / Portfolio Manager

Job Description

Our Client, a NY based Owner and Manager of NYC residential and commercial properties, is looking for a Senior Asset/Portfolio Manager.
The portfolio is comprised of residential, mixed use and office buildings with approximately 1050 units.


  • Oversee value growth through optimizing rental income.
  • Create and Manage property strategy (marketing, property management). Extend, redevelop and reposition key properties/portfolio to increase (future) value.
  • Monitor and forecast cash flow for each asset and for portfolio.
  • Supervise the preparation of annual budgets, monthly financial variance reports, operations analysis and leasing activity reports for the Ownership.
  • Monitor time on market and ensure effective leasing practices for their assets, including the performance of routine market comparison analysis to make certain effective rental rates in the portfolio are being achieved.
  • Work with the leasing group to resolve outstanding issues which are delaying leasing and occupancy of the assets.
  • Ensure that all the site operations are in compliance with all laws and requirements, and are consistent with the Ownership’s overall objectives.
  • Prepare for and conduct quarterly reviews with the owners.
  • Conduct routine building inspections on a regularly scheduled basis.
  • Monitor and enforce the terms of all lease agreements, the billing and collection of rents and other tenant charges in compliance with leases.
  • Establish and maintain open and positive relationships with occupants, ensuring that all services and needs are met and are in compliance with lease agreements.
  • Oversee the negotiation of goods & services provided by outside vendors to achieve the highest levels of performance at the lowest cost.
  • Track the renovation budgets, variance reports and schedules. Work with the renovation team to resolve delays and monitor compliance with established schedules.
  • Hire/fire office staff and superintendent.


  • 3 years of experience working in NYC Residential & Commercial real estate.
  • 3 years’ experience directly supervising and managing a staff including experience in planning and assigning work.
  • Experience with and oversight of L&T court matters, investigating illegal occupancy and negotiating buyouts.
  • Must have knowledge and experience with financial accounting in Real Estate, financial reporting and budgeting.
  • Experience overseeing renovation projects.
  • Ability to plan, organize and coordinate multiple projects, ability to read and understand renovation specifications.
  • Excellent communication skills (written reports/analysis and oral presentation).
  • Energetic, Personable & able to prioritize assigned duties.
  • Must be a ‘Team Player’ with a ‘roll up your sleeves’ attitude.
  • Strong literacy in MS Word and Excel.

Salary: 130K
